Service Calls
We handle all service calls with a sense of urgency, and negotiate contractors' pricing to save owners as much money as possible and maximize revenue. We completely save our clients the headache of "the dreaded trash-outs" by tenants who leave the properties in poor condition by conducting walk-throughs every 90 days to ensure tenants are properly caring for your investments. This allows us to put a stop to, and repair any damages being caused by tenants immediately. Tenants who are not properly caring for the property they are renting, will be warned and required to make repairs within 24 hours or risk being required to move out in order to mitigate further damages. This practice is time consuming on our end but minimizes make ready expenses.
Rent Collection
We work with our owners, investors and landlords to collect rent in a timely fashion according to the terms of each lease. Tenants are able to choose to pay their rent electronically or via other means as preferred by each owner. Checks are deposited no later than the 10th of each month into the owners' bank accounts. Late fees are assessed pursuant to the terms of the lease unless an exception occurs with the owners' permission.
Leasing
People are our passion. We screen our potential residents to ensure compliance as required by each owners' preferences. When an owner enlists his/her properties with our firm, he/she will specify the credit score required and any other qualifying criteria that must be met in order to lease his/her homes. Prior to a new tenant's move-in date, the owner will receive a summary of the approved tenant's qualifications and contact information. We interview and develop a professional relationship with our potential residents so that they feel at home from the minute they see a property.
Handling tenant matters can be stressful and time consuming. Our goal is to increase occupancy, increase profits and decrease hassle. We're experts at finding people who will treat your property right.
